Apartment REITs like Mid-America Communities (MAA) and storage REITs like Public Storage (PSA) are good examples. Interest rates have also surged and a wave of loan maturities will soon hit CRE markets, especially hotels and offices. Many mortgage REITs like Arbor Realty (ABR) are facing loan defaults and some are already cutting their dividends. Net lease REITs like Realty Income (O) are struggling to grow due to their rising cost of capital… Etc.
