Target Healthcare REIT talked with Proactive about the company’s strategy, portfolio growth and structural trends within the UK care home sector at the One2One Investor Forum.

CEO Kenneth MacKenzie, who founded the fund, discussed the rising demand driven by ageing demographics and emphasised the importance of purpose-built, modern care homes.

Target Healthcare REIT manages 94 care homes with around 6,500 beds. The current portfolio is valued at £925 million, with a contracted rent roll of £61 million. The business model is underpinned by 35-year leases with inflation-linked uplifts, providing income visibility and dividend stability.

The company prioritises ESG-compliant properties and reports that 99% of rooms have en-suite wet rooms, catering to the privacy and dignity of residents. MacKenzie noted the importance of geographic diversity and explained that acquisitions are driven by hyperlocal factors, including demographics and competition within a ten-minute drive radius.

He also shared how rent cover has increased to over 1.9x and that private pay occupancy has risen to 78%. The REIT’s dividend yield currently stands at approximately 6.5%, with a 107% coverage ratio.
