When we evaluate dividend growth stocks, we focus on three dividend diplomat stock screening metrics, to determine if the stock is undervalued:

1.) Price to FFO Ratio Less than the S&P 500 and the competition (We use FFO for REITs instead of EPS)
2.) Dividend Payout Ratio Less than 60%. This shows the stock can continue to pay the dividend and increase that passive income stream
3.) Dividend Growth Rate: We want to see a history of the dividend increasing, as well as a high dividend growth rate
**Bonus Metric**: The Dividend Yield, which determines how much you get paid to own the stock!

This REIT has a huge presence in a sector that is going to continue growing over time. This REIT is the premier player in the cell tower and infrastructure sector. The REIT owns over 225k cell towers globally!

We like this sector because of the long term structure of the revenue and the MOAT it can allow this REIT to build. There are high barriers to entry and customers stickiness, as it would be a PAIN to switch away from this REIT.

There is one other bonus. Bert has been talking about cleaning up positions and reducing the stocks he owns. With this, he will sell 3 positions in his traditional portfolio and consolidate them into this one REIT.

In the long run, he wants to build at least 10 shares before the end of the year and 5 shares before the company’s upcoming ex-dividend date!
